The annual unit owners meeting was held on
Sunday, December 7, 2025, at 10:00 a.m. at the Grenadier Gardens pool. Nine unit owners were in attendance. Our monthly maintenance fee will remain at
$390.00 per month.
General Notices:
Maintenance payments are due on the 1st
of each month. Late charges will be
added if your payment is not received by the 10th of the month.
The Condo Docs and Bylaws (written in 1982)
are available by request. Please reach
out to the Administrative Secretary by email to request a copy. The annual budget is sent to all unit owners
in December. Additional copies are
available by request.

Realtors and unit owners submitting an
application for purchasing or renting a unit can contact the Board Secretary at
jcdivermom4@bellsouth.net. All applications must have a valid and
current email address for the applicant.
We offer pest control services to spray each
unit on the first Saturday of the month.
Notices will be posted to advise when we will be spraying your
unit. This service is provided by the
Association and is offered at no additional charge to the residents. We hope that all residents will let the
technician into their unit so that they can spray for pests. It is our intent that this monthly service
will eliminate any pest/insect control problems.
Please remember to test batteries in smoke
detectors to insure that they are in working order.
Water costs have been high. Please take a few moments to check your
faucets and toilets. If you are unable
to replace a leaking faucet or a rubber flapper in the toilet tank, please
notify the Association and we will help get it taken care of.
The Association has all required insurances
on the property and buildings. Please keep in mind, that the Association
Insurance policies do not cover the interior of each unit; they only cover the
buildings and the common grounds.
Homeowner/Landlord insurance is the responsibility of the unit owner.
Any owners needing proof of insurance can
call or email with their request. Proof
of Insurance will be provided on request
Each unit is allotted a reserved parking
space. Please use your reserved parking space before parking in a guest
space. Warning stickers will be posted
in the future.
